Thank You! Alice and Team, true professionals, great property managers who actually care about their tenants. You guys have been amazing, I will recommend Landbank to all my friends and family!
In Springs Preserve, older homes near the Historic Westside meet newer rentals closer to the Botanical Garden and Lorenzi Park. We manage rental properties in this part of Las Vegas. We coordinate maintenance and market listings as regular service work. Homes here range from 1990s stucco builds to older block construction. Quick access matters when a water heater or panel needs attention. Call us for a straightforward look at what your property needs.

Springs Preserve sits near older block homes from the 1950s and 1970s. Newer stucco builds are closer to Lorenzi Park. Some older properties still have galvanized plumbing or outdated panels like Federal Pacific. We check those before we lease them. Newer builds closer to the Nevada State Museum have tile roofs and standard stucco exteriors. These hold up better in summer heat. We've handled rental management, maintenance calls, and marketing for owners across this stretch of the valley for years. Hard water from the Colorado River supply is a constant issue here. Scale shows up in water heaters faster than owners expect.

The building mix near Springs Preserve keeps our maintenance list varied. We see everything from panel upgrades in older homes to AC repairs on newer builds. Summer heat and hard water drive most of the calls.
Hard water builds scale fast in this area. It clogs pipes and shortens the life of water heaters. We schedule descaling more often here than we do near Summerlin. This keeps fixtures working well and helps owners avoid costly plumbing repairs down the road.
Older homes near the Historic Westside often still have Federal Pacific or Zinsco panels. We flag these before a new tenant moves in.
Summer highs near 110°F push older HVAC systems hard. This is our top maintenance call from June through August.
Some homes near this stretch still have galvanized or polybutylene plumbing. We check for leaks before listing these properties.
Irrigated landscaping near Lorenzi Park draws termites to the area. Bark scorpions show up in homes closer to desert washes near Nicholas E. Flores Jr. Park.
UV exposure wears down stucco and tile roofs quickly. The sun here is stronger than most owners expect. We coordinate repairs before monsoon season hits in July. Waiting until storms arrive often means bigger damage and higher costs. Our trusted, licensed, and insured vendors check roofs and stucco lines each spring to catch small cracks early.
Call now if you own a rental near Springs Preserve and want a manager who knows the area. We know the streets, the tenants, and the seasonal issues that come with this location. Our team handles repairs, inspections, and tenant questions without passing the stress on to you. You get a manager who treats your rental like a local, not a stranger.
We're close enough to Springs Preserve to keep response times short for owners and tenants. Our office on South Maryland Parkway is a quick drive from the Botanical Garden and Lorenzi Park area.
From Springs Preserve, head east on Alta Drive, then take US-95 South toward downtown. Exit onto Maryland Parkway and head south for about a mile. The drive takes roughly 12 to 15 minutes depending on traffic.
We schedule on-site visits and maintenance walkthroughs easily given how close we are. Proximity keeps service calls fast and easy to coordinate.

Great company to work with also Alice great person really nice to talk to helpful live working with LandBank recommend 100%
Working with Ernest Guevarra was an outstanding experience from start to finish. He was professional, knowledgeable, responsive, and genuinely committed to helping us achieve the best possible outcome. He took the time to understand our needs, clearly explained every step of the process, and were always available to answer questions.
What impressed us most was his attention to detail, honesty, and strong knowledge of the local market. His guidance made the entire buying/selling process feel smooth and far less stressful. We always felt that our best interests came first—not just closing the deal.
If you’re looking for a realtor who is trustworthy, hardworking, and truly goes above and beyond for their clients, I highly recommend Ernest Guevarra. We couldn’t be happier with the service we received and would gladly work with them again!
Alice and team were incredible to work with! Helped make the transition back to vegas so easy. Highly recommend !
We would like to thank Ernest and His great team for meeting with us personally and updating us on our rental property. We would also like to thank Alice for her quick response, not just to our messages and email but also for responding the needs of our new renters.
We greatly recommend Landbank realty and property management, they’re Trustworthy, Honest, and provide great business. Couldn’t asked for a better team.
As a renter, Landbank has been very helpful and courteous through the whole process. The home I moved into did have some issues with the dishwasher, smoke alarms, bathrooms, and garage. However, Landbank and specifically Alice have been quick to respond to my requests and all of the issues I had were resolved in a timely manner. Alice has been super helpful in making this place very comfortable. I would definitely recommend them as a renter.
We recently transferred our property to Landbank and have been very impressed with their property management. They had repairs done and had our home ready to manage at a much lower cost then what our previous management company had quoted. They just had a new tenant moved in! Alice has kept us well informed and up to date during the whole process!
We absolutely love working with this company!
We first used them when we moved from California and purchased our first home. They took the time to truly listen to our needs and wants, while also giving honest, practical advice that considered our family’s long-term needs. They were transparent throughout the entire process—no hidden fees, no surprises, just integrity and professionalism.
Five or six years later, as we entered a new season of life, we needed help selling our home and buying in a different area. Without hesitation, we reached out to them again.
Once again, they exceeded our expectations. They took the time to understand exactly what we were looking for, asked about our deal breakers, and patiently showed us every home we wanted to see—even the ones we found on Zillow that they hadn’t initially recommended. After seeing those homes in person, we completely understood why they hadn’t suggested them in the first place! They never pressured us and always had our best interests in mind.
They are easy to work with, genuinely care about their clients, and go above and beyond every step of the way.
We still recommend them to anyone looking to buy or sell a home. We’re praying this is our forever home and our last move—but if not, we already know exactly who we’ll be calling!
I just moved into a property that Landbank manages and it was Sunshine that I worked with directly. I couldn’t have asked for a better person to get me through the process. I needed to be in my apartment ASAP and Sunshine was able to make it happen. Once I got the keys, there was a minor issue with the AC (it was 115 degrees that day) but Sunshine got someone over to the property right away to fix it.
Here are a few things owners near Springs Preserve ask us most. Many want to know how heat and dust affect their units over time. Others ask about tenant turnover in this part of town. We answer these questions based on what we see on real properties nearby.
Yes, we work in this area regularly and know the layout well. Access isn't an issue for inspections or repairs.
Some do, especially older block homes with outdated wiring or plumbing. We flag these during our first inspection.
Usually within a day or two given how close we are to this area. Urgent issues like AC failures get priority.
Costs depend on the property type and age. Older homes sometimes need more upfront work, which we'll walk you through before you commit.
We inspect the property first, checking panels, plumbing, and roofing. Then we handle marketing, tenant screening, and ongoing maintenance.
Not usually. Most streets here have driveways or easy street parking, so our trusted, licensed, and insured maintenance crews don't run into delays.
We've worked in this stretch of the valley for years. We handle homes from Lorenzi Park to newer builds toward the museum area. We know what these properties need.
