Warning Signs

When You Need Rental Property Management in Las Vegas

Owners call us when rent checks stop showing up or a tenant stops answering the phone. Vegas summers push AC units past their limits. A broken unit in July turns into a legal headache fast if it's not handled right. We've also seen owners get caught converting a long-term rental into a short-term rental. Clark County restricts that in most residential areas. Hard water damages water heaters and fixtures across the valley, and that adds up if nobody is tracking maintenance. HOA violations pile up quietly in places like Summerlin and Henderson, and a small fine becomes a big one. Waiting rarely helps. According to property management best practices [1], active oversight reduces vacancy loss and legal exposure. The longer a problem sits, the more it costs you.

Common Cases

Late or Missed Rent

We handle collections and follow Nevada notice rules so you don't have to chase tenants yourself.

AC or HVAC Failures

Summer heat pushes systems to fail. We dispatch repairs fast so tenants aren't left in 110 degree heat.

HOA Violations

Master-planned communities like Summerlin enforce strict rules. We track compliance so fines don't stack up.

Vacancy Turnover

We turn units fast between tenants, from cleaning to re-listing, so you don't lose rent income.

Lease Violations

Unauthorized pets, extra occupants, or lease breaks get handled through proper legal steps. We document each issue and follow Nevada rules closely. This keeps you protected if a case ever goes to court.

STR Licensing Confusion

We help owners understand Clark County and City of Las Vegas short-term rental rules before it becomes a fine.

Local Trust

Why Las Vegas Owners Trust Us for Rental Property Management

Simple Steps

How Rental Property Management Works

Here's what happens once you call us about your Las Vegas rental. We walk you through each step so nothing feels confusing. You will know what comes next before it happens.

1

Property Review

We walk through your property and check condition, rent value, and any HOA or code issues. This helps us set the right rent and catch problems early.

2

Tenant Placement

We market the unit, screen applicants, and handle the lease paperwork. We look at credit, income, and rental history before approving anyone.

3

Ongoing Management

We collect rent, handle maintenance calls, and manage tenant issues month to month. You get statements and updates without having to ask.

Fair Pricing

Rental Property Management Cost in Las Vegas

Our management fee is a flat 8% of collected rent, plus a one-time $300 lease fee when we place a tenant. What changes from home to home is the work needed to get it rent-ready: a Summerlin single-family home with HOA compliance needs differs from a Spring Valley condo with deferred maintenance. We get your approval before any major repair spending. Most owners start with a free rental analysis.

✓ Management fee: 8% of the rent we collect each month.
✓ One-time $300 lease fee covers tenant placement, screening, and lease execution.
✓ Approval required from you before any major repair spending.

Working with Ernest Guevarra was an outstanding experience from start to finish. He was professional, knowledgeable, responsive, and genuinely committed to helping us achieve the best possible outcome. He took the time to understand our needs, clearly explained every step of the process, and were always available to answer questions.

What impressed us most was his attention to detail, honesty, and strong knowledge of the local market. His guidance made the entire buying/selling process feel smooth and far less stressful. We always felt that our best interests came first—not just closing the deal.

If you’re looking for a realtor who is trustworthy, hardworking, and truly goes above and beyond for their clients, I highly recommend Ernest Guevarra. We couldn’t be happier with the service we received and would gladly work with them again!

As a renter, Landbank has been very helpful and courteous through the whole process. The home I moved into did have some issues with the dishwasher, smoke alarms, bathrooms, and garage. However, Landbank and specifically Alice have been quick to respond to my requests and all of the issues I had were resolved in a timely manner. Alice has been super helpful in making this place very comfortable. I would definitely recommend them as a renter.

We recently transferred our property to Landbank and have been very impressed with their property management. They had repairs done and had our home ready to manage at a much lower cost then what our previous management company had quoted. They just had a new tenant moved in! Alice has kept us well informed and up to date during the whole process!

We absolutely love working with this company!

We first used them when we moved from California and purchased our first home. They took the time to truly listen to our needs and wants, while also giving honest, practical advice that considered our family’s long-term needs. They were transparent throughout the entire process—no hidden fees, no surprises, just integrity and professionalism.

Five or six years later, as we entered a new season of life, we needed help selling our home and buying in a different area. Without hesitation, we reached out to them again.

Once again, they exceeded our expectations. They took the time to understand exactly what we were looking for, asked about our deal breakers, and patiently showed us every home we wanted to see—even the ones we found on Zillow that they hadn’t initially recommended. After seeing those homes in person, we completely understood why they hadn’t suggested them in the first place! They never pressured us and always had our best interests in mind.

They are easy to work with, genuinely care about their clients, and go above and beyond every step of the way.

We still recommend them to anyone looking to buy or sell a home. We’re praying this is our forever home and our last move—but if not, we already know exactly who we’ll be calling!

I just moved into a property that Landbank manages and it was Sunshine that I worked with directly. I couldn’t have asked for a better person to get me through the process. I needed to be in my apartment ASAP and Sunshine was able to make it happen. Once I got the keys, there was a minor issue with the AC (it was 115 degrees that day) but Sunshine got someone over to the property right away to fix it.

Your Questions

Rental Property Management Questions

Here are answers to the questions we hear most from Las Vegas owners. Many of these come up during tenant screening or lease renewals. We keep the answers short and easy to use.

  • How much does rental property management cost in Las Vegas?

Rental property management costs in Las Vegas vary depending on the property, number of units, condition, and level of management needed. Rather than using a one-size-fits-all rate, we provide a personalized quote based on your property and the services it requires. We’ll review your property and provide a clear estimate before you commit to anything.

  • How long does it take to fill a vacant rental?

Most Las Vegas rentals fill within two to four weeks. Leasing activity peaks March through June ahead of the summer heat. Homes in high-demand areas like Henderson often move faster.

  • Should I manage my rental myself or hire a manager?

Self-managing works if you have time and know Nevada rental law. Most owners underestimate the time tenant issues and repairs take. We handle the details so you don't have to.

  • How often should I inspect my rental property?

We recommend inspections at move-in, move-out, and once during the lease term. This catches maintenance issues, like hard water damage, before they get expensive. Regular checks also confirm the tenant is following the lease.

  • What happens if a tenant stops paying rent?

We follow Nevada's legal notice process right away. Waiting only makes the situation harder to resolve. Fast action protects your income and your legal position.

  • What are signs my property manager isn't doing a good job?

Slow responses, unclear statements, and rising vacancy are red flags. If HOA fines keep showing up, that's a sign something's being missed. You should always know where your money and your property stand.

  • Can you manage a property with an existing HOA?

Yes, we manage properties in HOA communities like Summerlin and Green Valley regularly. We track architectural rules and violation notices so you don't get fined. This is one of the most common issues we solve for owners.
