Vacancy Risk

When You Need Property Marketing in Las Vegas

A vacant rental in Las Vegas loses money fast. This is especially true during March through June. That's when the leasing rush happens and demand peaks. Summer heat is about to set in. Owners in Summerlin and Henderson often list too late. They also use flat photos that don't show off a home's curb appeal. Investor-owned homes in Southwest and Mountain's Edge compete against dozens of other single-family rentals, so weak listings get buried. We've seen owners lose a full month of rent just from a bad description or missing photos. Waiting to market a unit properly costs you income and time. Real estate agents in this market compete hard for tenant attention, and the numbers back that up.[1]

Stale Vacancies

Your unit has sat empty for weeks with no leads. We refresh the photos and copy to bring interest back.

Investor Portfolio Turnover

Managing several Southwest Valley rentals means constant turnover. We keep listings updated as units open up.

Maximum-Exposure Property Marketing

Professional photos, strategic pricing, and strong online marketing to attract qualified tenants and minimize vacancy.

Get Started

Get Your Property Marketed Today

Every day your property sits unlisted is money lost. Call us to get your Las Vegas property in front of the right tenants.

Simple Steps

How Our Property Marketing Works

We keep the process simple so you know what's happening at every step.

1

Property Review

We walk through your property, note its features, and check what similar Las Vegas listings are doing. This helps us set the right price and angle.

2

Listing Build

We shoot photos, write the description, and push it live across MLS, rental sites, and our tenant list. Most listings go live within a few days.

3

Lead Management

We screen inquiries, schedule showings, and keep you updated. You only hear from us when there's a real lead worth your time.

Fair Pricing

Property Marketing Cost in Las Vegas

Marketing cost depends on your property type and how fast you need it filled. A Henderson rental and a Summerlin luxury sale need different approaches, and that changes the price. We give you a written quote before any work starts, so there's no surprise bill later. Photography, listing syndication, and lead screening can all be scoped based on your budget. Investor clients with multiple Southwest Valley units often save with a package rate.

✓ Upfront quote before we start any marketing work.
✓ You approve the plan and budget before we spend a dollar.
✓ No hidden add-ons or surprise fees on your invoice.
Clear Fees, No Surprises
What Affects Your Quote
Property size and type change photography and listing time.
Luxury Summerlin homes often need more staging and higher-end photos.
Rush timelines during peak leasing season can affect cost.
Multi-property investor packages usually lower the per-unit rate.

Working with Ernest Guevarra was an outstanding experience from start to finish. He was professional, knowledgeable, responsive, and genuinely committed to helping us achieve the best possible outcome. He took the time to understand our needs, clearly explained every step of the process, and were always available to answer questions.

What impressed us most was his attention to detail, honesty, and strong knowledge of the local market. His guidance made the entire buying/selling process feel smooth and far less stressful. We always felt that our best interests came first—not just closing the deal.

If you’re looking for a realtor who is trustworthy, hardworking, and truly goes above and beyond for their clients, I highly recommend Ernest Guevarra. We couldn’t be happier with the service we received and would gladly work with them again!

As a renter, Landbank has been very helpful and courteous through the whole process. The home I moved into did have some issues with the dishwasher, smoke alarms, bathrooms, and garage. However, Landbank and specifically Alice have been quick to respond to my requests and all of the issues I had were resolved in a timely manner. Alice has been super helpful in making this place very comfortable. I would definitely recommend them as a renter.

We recently transferred our property to Landbank and have been very impressed with their property management. They had repairs done and had our home ready to manage at a much lower cost then what our previous management company had quoted. They just had a new tenant moved in! Alice has kept us well informed and up to date during the whole process!

We absolutely love working with this company!

We first used them when we moved from California and purchased our first home. They took the time to truly listen to our needs and wants, while also giving honest, practical advice that considered our family’s long-term needs. They were transparent throughout the entire process—no hidden fees, no surprises, just integrity and professionalism.

Five or six years later, as we entered a new season of life, we needed help selling our home and buying in a different area. Without hesitation, we reached out to them again.

Once again, they exceeded our expectations. They took the time to understand exactly what we were looking for, asked about our deal breakers, and patiently showed us every home we wanted to see—even the ones we found on Zillow that they hadn’t initially recommended. After seeing those homes in person, we completely understood why they hadn’t suggested them in the first place! They never pressured us and always had our best interests in mind.

They are easy to work with, genuinely care about their clients, and go above and beyond every step of the way.

We still recommend them to anyone looking to buy or sell a home. We’re praying this is our forever home and our last move—but if not, we already know exactly who we’ll be calling!

I just moved into a property that Landbank manages and it was Sunshine that I worked with directly. I couldn’t have asked for a better person to get me through the process. I needed to be in my apartment ASAP and Sunshine was able to make it happen. Once I got the keys, there was a minor issue with the AC (it was 115 degrees that day) but Sunshine got someone over to the property right away to fix it.

Common Questions

Property Marketing Questions

Here are answers to what Las Vegas owners ask us most.

  • How much does property marketing cost in Las Vegas?

Costs in Las Vegas vary depending on the type of property, location, marketing needs, and scope of the work. Luxury properties or listings that require additional marketing services may require a more customized approach than a standard rental. We provide a written quote based on your property and marketing needs before any work begins.

  • How long does it take to market a property?

Most listings go live within a few days of our walkthrough. Full lease-up timing depends on the season and pricing. Spring listings tend to move faster due to high demand.

  • Can I market my own rental instead of hiring you?

You can, but most owners underprice or use weak photos without knowing it. We know what gets attention on MLS and rental sites in this market. That knowledge often fills a unit weeks faster.

  • How often should I refresh my listing?

If a listing sits for more than two weeks without leads, it needs a refresh. We update photos, pricing, and copy to bring new eyes to it. Stale listings get buried fast in this competitive market.

  • How fast should I start marketing before a tenant moves out?

Start at least 30 days before the current lease ends. This avoids a vacancy gap between tenants. Waiting until move-out day almost always means lost rent.

  • What are signs my current marketing isn't working?

Few or no inquiries after two weeks is a clear sign. Low quality photos and vague descriptions also hurt response rates. We check these details first when we take over a listing.

  • Do you market both rentals and homes for sale?

No. We specialize exclusively in rental properties, providing marketing, tenant screening, and leasing services designed to minimize vacancy and attract qualified tenants.
